This 2bd/2ba ADU with extra large outdoor covered dining area at the rear of this lot to accompany the existing Single Family Dwelling. The initial idea was to design a second living area to rent out, but after we finalized the design and construction was completed, the homeowner moved into the new ADU and rented out the main 3bd/2ba main house.

What started off as a simple deck extension turned into a monster staircase and rock wall for this 2bd/2ba house on the slope of a mountain. We had to design heavy timber beams and Simpson Strong-Tie Connections to support this beautiful extended covered deck to overlook the south shore of Oahu, HI.

The owner of this multi-zoned lot in San Diego, CA was eager about utilizing the ADU laws that were passed in San Diego, CA (SB-9 & SB-10), so we converted the garage at the rear of the lot into a 1bd/1ba ADU, with four parking spaces on the ground floor and two 2bd/2ba ADUs on the second floor, above the garage and carport. The construction has not yet begun as there is more permitting required for the Right-of-Way Permit to reroute the dry utilities un the rear alley and an upgraded Water Meter.

The client for this Clairmont property had a stepped backyard, yet we were still able to design a slender, yet spacious, 2bd/2ba ADU with carport and a Spiral Staircase leading to a roof deck. Although the homeowner was excited about this project, it has been put on hold until they are able to finance the construction of the new ADU.
